Lendlease said Thamesmead and Birmingham are expected to follow in the coming months, expanding the pipeline further. The updated target of up to 30,000 homes is higher than the 26,000 homes cited when the partnership was first announced in May last year, reflecting the inclusion of new projects.

Euston Station

Euston Station is one of the three projects included from the outset. A planning application for the scheme is due to be submitted in FY27.

At the 60-acre Silvertown development, work is expected to progress soon on an affordable housing offer. The project is part of the joint venture’s near-term activity as delivery begins to move forward.

Stratford Cross

Lendlease said commencement of the joint venture immediately releases about $115 million of Lendlease capital. This comes in addition to a $50 million deposit received in June 2025.

The transaction is also tied to Lendlease’s broader capital recycling strategy as the group continues to reshape its operating model and rebalance capital tied up in long-dated development assets.

How the deal fits Lendlease’s capital recycling strategy

The joint venture follows Lendlease’s sale of its UK build-to-rent assets at Elephant Park in London to Greystar and CPP Investments. That transaction generated $260 million in cash proceeds for Lendlease.

The Elephant Park sale involved a 904-residence portfolio across five residential buildings. Greystar acquired a 75% interest, while CPP Investments retained 25%.

Taken together, the Elephant Park transaction and the launch of the new joint venture show how Lendlease is unlocking capital from its UK platform while continuing to participate in major regeneration opportunities.

Lendlease chairman John Gillam described the partnership as a significant milestone that would unlock value in the group’s UK development portfolio and support long-term growth in its international Investments platform.

The Crown Estate’s role and property background

The Crown Estate is one of the UK’s largest property owners, managing a portfolio valued at more than £16 billion. Its holdings include much of London’s Regent Street and significant parts of the UK seabed.

It operates independently, with profits paid to the UK Treasury. That gives the partnership added significance given the size of The Crown Estate’s property interests and long-term investment role.

Government backing and timeline

The joint venture was first announced in May last year and was endorsed by UK Chancellor Rachel Reeves. She said the partnership could help unlock economic growth, create jobs and deliver needed homes.

The revised housing target of up to 30,000 homes, compared with the earlier 26,000-home figure, reflects the addition of further projects to the regeneration pipeline.

What comes next

Near-term attention will focus on progress at Silvertown, particularly the affordable housing offer, and on preparation for the Euston Station planning application due in FY27. Thamesmead and Birmingham are expected to join the joint venture in the coming months.
